Pitsea remains an important local shopping centre for the eastern side of Basildon. Retail is divided between large stores, Northlands Pavement, the market, Broadway and smaller neighbourhood parades.
The large Tesco Extra off High Road is one of modern Pitsea's principal retail anchors. In 2026 it combines supermarket shopping with numerous services and concessions, illustrating the shift towards large, car-accessible retail sites.
Northlands has changed repeatedly. The 2010s regeneration retained and refurbished parts of the shopping area while replacing other structures with modern retail development. Today's centre therefore mixes older fabric with newer buildings.
The market remains one of Pitsea's best-known institutions, although its form and location have changed several times. Today's market descends from a trading tradition that includes the Northlands market, the famous domed market and the earlier Station Lane market.
Broadway provides a different shopping environment. Its older parades and Tudor-style architecture preserve more of pre-New Town Pitsea. Businesses have changed repeatedly, but the buildings remain an important part of the older commercial centre that grew around the railway.
Traditional specialist retailers increasingly share the centre with convenience businesses, takeaways, personal services and other uses. Pitsea's commercial centre continues to evolve rather than remaining fixed in the pattern remembered from the twentieth century.
The wider area also provides schools, healthcare, community facilities, leisure provision and Pitsea Library. These functions are just as important to modern Pitsea as its shops.
