Pitsea's history has always involved change. In 2026 current and recent projects range from healthcare and housing to proposed employment development, continuing the long process of adapting land around the railway, roads and older settlement.
One of the most important forthcoming facilities is a new Community Diagnostic Centre at Northlands Pavement. Building-control records describe a new two-storey modular diagnostic centre with rooftop plant at the site associated with Pitsea Leisure Centre, 13 Northlands Pavement.
NHS information currently states that the Pitsea Community Diagnostic Centre is due to open in summer 2027 and will be operated by Mid and South Essex NHS Foundation Trust. It is intended to bring diagnostic services closer to the local community.
In 2026 the planning system recorded a proposal for land north of Terminus Drive involving industrial, storage and related employment uses. An environmental-impact-assessment screening decision in June 2026 concluded that an EIA was not required. This was a planning-stage step and should not be confused with the development already being completed.
Housing continues to be added through both larger schemes and smaller infill sites. The 31-home development north of Bowers Close is one example of continuing residential change around the London Road side of Pitsea.
The continuing challenge is to accommodate modern shops, homes, healthcare, employment and transport while retaining enough of the historic environment for Pitsea's story to remain understandable. St Michael's tower, Cromwell Manor, Broadway and historic routes become more significant as their surroundings change.
The Railway Hotel, former swimming pool, changing market, older Northlands shops and successive station buildings show how quickly familiar places can become history. Photographs, shop names, dates and residents' memories of modern Pitsea are therefore worth recording just as carefully as older history.
Some proposals will change before construction and others may not proceed exactly as first planned. Future projects should therefore always be distinguished from completed development. What is clear is that Pitsea remains an evolving place rather than a finished New Town landscape.
2010s: Northlands and market regeneration reshapes the centre.
2024 onward: housing development continues, including land north of Bowers Close.
2025: building-control notice recorded for the Community Diagnostic Centre.
June 2026: EIA screening decision for proposed development north of Terminus Drive.
